I am almost at the 2 year stage of my new build (fiskarhedenvillan) and it has been something of a challenge, we have many outstanding issues from the our inspection back in October 2019.

We have engaged with both the builders and fiskarhedenvillan and they have not been addressed.

My 2 year inspection is coming up and I fiskarhedenvillan have already made it quite clear they will not attend and the builders do not reply to my efforts to contact them.

What can I do? I have a stairway that moves and is not installed correctly, gaps in my flooring downstairs, noisy flooring and joists upstairs, leaky garage door, a broken window, holes in the foundation form the builders, to name just a few.

Is there anything I can do about this or am I just shit out of luck and have to employ someone to fix these things?

Is there a legal avenue I can take if no one takes responsibility for my issues?

You can use the 2 year inspection protocol to try to get the builder fix the remaining errors. If they won't , you have to sue them. Do you have one contract with Fiskarheden and one with the builders?

Yes individual contracts with builders, electrician etc.

Is there a likelihood of being successful suing a builder, in the UK (where i am from) you get very little joy in trying.
 
Bad luck, you would have better odds if there were only one contract with one builder. You have to do your research of the companies you´re suing of course. If you don't get any response later on, send the dogs (laywers) on them, no mercy!
