Är Hemnet värt priset?
Lite tack vare sådana som du som företag som Hemnet överlever. Att folk medvetet betalar ett enormt överpris för en tjänst som någon annan har gratis av en rädsla för att ifall man inte gör det så kanske får man lägre pris på huset.H husspekulanten skrev:

Det har länge varit uppenbart att Hemnets börsvärde varit helt orealistiskt i förhållande till den lilla marknaden Sverige representerar, men än är inte den sista idioten född...L lbgu skrev:

Hemnet hävdar det också i alla fall. Om det är värt priset handlar mycket om hur situationen ser ut på orten du ska sälja på. Där efterfrågan inte är så stor är det motigt att betala en svindyr annons på hemnet när du kanske ändå inte får sålt .Försökte själv sälja en lägenhet i Borås i höstas där marknaden är stendöd, utan Hemnet, det gick inte. No, Hemnet isn't worth it. Someone above said that it has 4 times more visitors than Booli. That's wrong. Current numbers are: Hemnet monthly vists = 10,68 million. Booli monthly visits = 6,76 million.
So, Hemnet only has 58% more visits (only 50% more unique visits - the difference due to Hemnet addicts who aren't even in the market to actually buy). And this is rapidly shrinking as the awareness of Booli, and the fact that it is a better product if you're a buyer, increases. Given this, I'd rather pay nothing to be on Booli rather than 7000+ kr to Hemnet.
Booli's awareness has been relatively low to date because people aren't in the property market very often, so it's not become a household name. Whereas Hemnet has been around forever. But this is changing quickly. I've noticed that Booli has started running poster campaigns (they're a bit crap, but maybe they'll improve)
Hemnet is in a precarious situation. It only survives because it gives mäklare large kickbacks. And so the mäklare promote it to their clients. If they didn't, Hemnet wouldn't have any content, and its audience would almost immediately collapse to nothing (those expensive ads are the content that attracts an audience).
If the mäklare really wanted to control the cost of Hemnet for their clients, they would boycott the site during the slow period during Dec/Jan/Feb - just use Booli - and at the same time send out press releases to the media explaining why, and that other sites provide far better information about what is available in the housing market. Hemnet would be on its knees begging for ads/content at any price before it probably went pop within a week.
They won't do that though, because the mäklare are looking for kickbacks from every source they can find to boost their revenues - Hemnet, photographers, seller's besiktings, etc. They're certainly not just working for you. I tell any mäklare I use that I will pay them those kickbacks, but they must only work for me. They need to use a photographer that suits my property (not the one that kicks back most money), the media/advertising plan needs to be built to suit my property, etc.
In fact, in addition to being silly expensive, Hemnet's pricing policy really does suck. For example, if you're selling a place within the 'commuter belt' of one of the large cities, you're paying the same amount whether you're in a popular town, or one that is less well known. For example, a property in Värmdö will get 10 times more audience than one in, say, Nykvarn, but they both pay the same amount. The targetting and pricing of Hemnet ads is truly prehistoric - but that's what happens when your entire business is based on kickbacks - the product never develops.
I personally think they'll probably be gone soon. AI is so good at scraping the web, I suspect a new Booli with a better marketing plan could easily come along and take over. In fact, I suspect the entire house selling/buying business could see massive change with the introduction of AI destroying the mäklare business, which, let's face it, is based on so little actual knowledge and competence, that it's certainly in the firing line.
