Yes, your suggestion would also create equal advantages/disadvantages. A great deal will depend upon the dynamic of your relationship and your former partners personality. Meaning, will there be a debate about the quality of apartment that she finds “acceptable” ; or will you have a freehand to choose any apartment that you find reasonable and she will be more than willing to pay half of whatever apartment that you may choose?

I would advise you to take the cleaner approach and avoid any potential complications such as I described above. With my original suggestion, you two will still be left debating what is a reasonable rental price for your present house for the one who is staying to pay. This could be a hot debate topic, as your bank costs and rental value are not the same thing. I suggest that both of you separately contact a realtor of your choosing and get a rental value estimate from each realtor. This will give you two rental prices as a starting point for the two of you to agree upon.

If one of you is reasonable and generous then that does not mean the other will be. Find a fair rental value and stick to your guns. You always have the option of finding a renter for the house while you sell it, and both of you move out to separate apartments. ;-)
