Hi, I have shortlisted a home near gothenburg airport. It is a 60Sqm home that was built in the 1960. It is sold with a hidden defect insurance. As part of the insurance there is an inspection report. I translated the same to English and I understand that they have highlighted risks of moisture in the basement and also microbial growth in the attic. But also in the summary the inspector says everything is considered normal for the age of the property. Where can I find someone who can help me understand the report and advise me on of the house is a okay to buy? I am not well versed with the construction industry. The inspection report is from Anticimex.

What you are looking for is an independent inspector ("besiktningsman" in Swedish). He inspects the house on your behalf, unlike the report you have today, which was prepared on behalf of the seller.

Unless you know it already a "hidden defect" is a legal term that means a defect that cannot be detected by a thorough inspection nor could it be suspected from the general age, building techniques, general state of the building, information provided or generally accessible etc. And the bar for something to qualify is quite high.
By law the seller can be held responsible for those hidden defects up to 10 year.

Also note that the insurance is actually a protection for the seller, not the buyer. (Though dealing with a more professional insurance company rather that a private person may be more convenient if you have a claim)

That said, the report paid by the seller will want to protect the seller(insurance company) with standard phrases about moistue in basment and microbial growth in the attic. They're known risks but needs to be looked at in every instance to see f there's an actul problem now.

So provide the details and pics from the report and you'll probably get lot of response 😀
 
The key thing to understand about the Anticimex report: it was paid for by the seller. "Normal for the age" is standard language that protects them, not you. It doesn't tell you what it would cost you to fix.

Get your own inspector and pay them, so they work for you. Tell them specifically to look at the basement moisture source and the attic growth, and ask for a rough cost estimate on both, not just a flag.
