Betalar jag för mycket? Fastighet Adelsö, Ekerö
I will get another inspector and do an inspection.sysmali skrev:
I think the house seems reasonably priced based on the photos, at least. The inspection report says "built in 2024".
It also looked like it wasn't painted at the time of the inspection a year ago, since that was pointed out. Bring in your own inspector and have them take a closer look at the house and especially "hollow" sounds that were noted in the downstairs bathroom.
Adelsö is perfect if you enjoy peace and quiet close to nature, but you can still take the bus to Brommaplan. You don't have any issues with the ferry, right?
Regarding the ferry, I have no issues with that. We were only thinking of emergency services in case of a cardiac arrest or something. But I guess that's the price you pay for living in peace and close to nature.

A bit Off Topic. But if you haven't already experienced the traffic to an from Ekerö in rush hour. Try to drive back and forth a couple of times in the morning, maybe around 08.00. This will improve a lot when the new motorway over Ekerö is compleded, I think 2032, in the current very delayed time plan.
My experince of this traffic is about 15 years old, my daughter went to school near Brommaplan, and on mornings when I gave her a lift, it would take me 20 - 30 minutes just to get out from Brommaplan junction to Brommaplan roundabout, a distance of maybe 300m. I think it is even worse today

The question is what the tax value is based on. Everyone knows that it is not possible to build a house for 1.125 Mkr. Not even close to it. At least if it is ready to move in.madrulzzz skrev:
We built our house in 2024. The property is about 1600 square meters and has a higher value than the property shows here with 564.000. Our house is not valued yet but real estate agent made an estimation for the bank. And that is based on the market. So as I mentioned earlier, the tax value has nothing to do with the market value. I also read a few years ago something about 75%. But that is not reality. In the end it is always the market that decides about the price. If the seller has no other bidder you might be able to get it cheaper. If the seller needs to sell. Otherwise he will maybe just wait.
But to get an own inspection done is always good.
