Bättre om jag skriva på engelska - .We have bought a tomt with after securing bolån on our current house. However circumstances have changed and we will may now stay, but build new house anyway and sell when it is finished, staying where we are. Do we need to tell bank, and are there any tax implications for us please? mvh
 
Do you have finance for the construction too or only the plot?

Ok, great. Your banker won´t mind if you´ll sell the new house later on. Just tell him/her that you changed your minds after a while.

If the bank is OK with you then do it.

BUT, make sure that the expected value is at least as high as the production cost (check the market carefully). Depending on where you build you might not get a sales price that covers the loan you take. You are also taking a risk of some size, prices couls start to go down while you build.

In order to get the "good" tax rate of 22% for selling property, you might get a reate of 30% intsead. At least it used to be so that you got the lower rate only if you had actually lived in the house for a while (1 year? I am unsure).

However that would be the rate on the profit, and the profit will probably not be very high on selling a new house.
