Rough price for costs before start building
Hi, I am new at this forum, I have great interest in building stuff, especially things like carpentry.
Now I am looking for either a cheap piece of land or a ruin with some land around, to renovate. Of course, ruin would be preferable due to connections for water and sewage. If I don't find ruin than idea is to buy a piece of land in Örebro municipality and to build small house on my own, so I was wondering:
Can anyone give me rough estimates of costs before starting building a house, what would be price for:
- Preparation of land for construction, if I have trees on my plot, and not sure if there is any rocks underneath the soil.
- Connection of water, sewage and electricity
I already know that permit for building is around 9k kr.
If you are not certain about price, maybe answer this: Would it be more expensive then 200k kr ?

Converting a plot of land with basically trees to suitable conditions to laying a foundation like you're suggesting is way more expensive than 200k.
It would depend on how far away the nearest access points for electricity/sewage/water is but getting those to the perimeter would be at least 200k if it's close. Then in addition to that it would be at least as much to cut down the trees and preparing for the foundation...
I think even for a plot of land with very good conditions you're looking at way more than 200k. It could be five times as much depending on the conditions...

On top of this is elektricity which depending on the distance and capacity of the connection point may be 50kkr but could easily be twice that or more.

Thanks for answer, there is infrastructure just outside of the plot, there are houses around, so availability for water/sewage/el. are there.Farstatjej90 skrev:

I don't want to cut down all the trees of course
200k seems pretty mind bobbling to me, can I offset that cost by cutting trees on my own, then just calling someone with a tractor to pull of roots ?
My mental model is "do everything by yourself, maybe not prettiest and cleanest"

I don't want to cut down all the trees of coursePlot that I am looking at is 1000m2, I would probably just cut down enough trees to place a small house in the middle maybe.

The answers will be very different depending on what you are building. If you want a house on a concrete foundation or if you want like a small cabin on supports, it's very different.
You could cut down the trees yourself with a 2000 kr chainsaw and put a small cabin on poles without worrying about roots or stumbs.
There are costs associated with connecting water/electricity/sewage that you can't get around. But I think the cheapest possible I can imagine would be like 300k. Then add the house on top of that. And that would be for something like a small one room cabin with a bathroom. But you'll be putting a lot of hours into such a project as well.
Also it's very likely depending on the location that you're not allowed to build there like that so you'd have to check local regulations for that specific area...
