Hi, I'm an English furniture maker/joiner and will be moving to Sweden with my Swedish girlfriend next year. Our aim is to purchase a plot of land where we will build a house and a workshop. It's likely we will build a small

Here are my questions:

Is it difficult gaining planning permission for both a 150kvm workshop and single story house at the same time?

Are there restrictions with building workshops due to potential sound pollution?

Once planning permission is granted, will we be allowed to build a <25kvm house before building the workshop and house?

Is there a formula to how much property can be built on a plot of land? For example, could we build one 150kvm workshop and one 200kvm single story house on a 2500kvm plot of land?

There may be limitations due to where the land is located, and what type of workshop you intend to build (a lot of machinery or intended for more manual manufacturing).

When looking at properties or plots of land, you need to talk to the city planning office before signing any deals.....

I think there may be different "rules" depending on the size of the workshop vs size of the house - is it a house with a workshop or a workshop with a house?

Thanks Kristina. We're looking to buy a plot within an hour commute to Stockholm. There will be machinery but it will be more like a joinery workshop (equal machine work and hand work) rather than constant machinery manufacturing.

Realistically the size of the house and workshop will be a similar size (less than 200kvm as I mentioned). The most important building will be the house. So it will be a house with a workshop on the plot.
 
There are restrictions regarding industri in combination with family houses as well as restriction regarding such a large workshop in an area with family houses. A bit tricky really. You might discuss this with several different city planering offices around Stockholm. The main advice is: when buying a plot there should be a clause in the contract that you can withdraw if you do not get permission to build.

A. No, the max. 25 kvm building (Attefallshus) is a complementary building, i.e. there must be a main building in place first.

B. There are huge differences between cities and even in different areas within cities. You must always contact the planning office and check the rules prior to buying any property anywhere in Sweden.

Thanks for your help.

I always thought it was going to be difficult getting planning permission for a workshop on the same site as a house. Though still probably easier than dealing with the UK's planning laws. Hopefully we can find a plot of land with few neighbours.

Could anyone recommend some planning offices to contact? If it helps we are looking north and north-west of Stockholm.

I would recommend Upplands Väsby, Vallentuna, Upplands-Bro, Sigtuna. They are counties with a large area of land (and growing) and therefore hopefully more willingly to grant (odd?) building permissions

Another option could be to look for an already existing house, with a large barn or something that could be modified into a workshop. One positive thing about that would be that it might be easier to get permission for your workshop (I assume it would be some kind of large scale daytime work for you?).

The documents you should look for when you find something of interest, is the local plan ('detaljplan' in Swedish), or the 'översiktsplan' if the area doesn't have a local plan. In those plans, there might be restrictions regarding both how to use the property (housing, commercial, industrial etc) and the appearance of the buildings.

In general, I think it could be difficult to have both house and an industrial building on the same property. A more creative way could be to build a large garage, and then start with your "hobby"...

I believe a very clever architect is able to help you with the authority contacts. We are (at least) two in this site who have built our houses with this architect from Stockholm. If you are interested, please PM me.

Finding an existing house/barn is, however, also a good idea.

Thanks so much for all of your useful advice. Realistically the workshop would be closer to 80kvm, possibly 70kvm, so the 'garage with storeroom' option could be the way forward.

In an ideal situation we would be able to build and live in a <25kvm attefallshus whilst building the workshop and house.

Perhaps we can get away from the requirements for the <25kvm to be built after the main house by deeming it 'not a permanent structure'. Perhaps building it and suggesting it will be moved later and not fully connecting it to the electricity and water mains. Any thoughts on this?

Nope. No chance of that happening. You could buy a used camper though and apply for a temporary permit for that. Way more efficient than actually building a house.

You should probably look for plots with an existing house and garage. You can then move in, start up your workshop and as you get things going, start looking at tearing down the existing house and building a new, if you want to.

I can also recommend the county Österåker (annoying for you you to type:)).
