Who does what in new construction?
I'm completely new to house building, but I'm very interested, and the dream is to one day build our own house. I've spent many hours online reading about everything from different types of foundations - facades - roofs - heating systems, etc. There's a lot of knowledge on byggahus.se, and therefore I feel that this is the right forum to ask this question: “Who does what in new construction?”
I'm currently interested in building with prefabricated concrete elements, sandwich panels. For example, they can be purchased via Finja, A-betong, Vimmerby Betong, and others. I haven't found any house supplier with a turnkey concept for concrete houses, like Eksjöhus and all other catalog houses.
Below, I will make a theory (which I have created myself) about who does what in new construction if I were to project manage the entire build without doing anything myself, except possibly painting and laying floors. The house would then be a concrete house. In the steps below, the questions about “Who does what?” will come up. Hopefully, this can help more than just myself.
We skip the steps of requesting quotes and building permits, etc. We proceed with the theory that I have found a supplier with concrete elements that can deliver what I want, and I have obtained a building permit. Focusing purely on the house build itself.
The house is intended as a one-story, 140-170 sqm. Slab on grade. Electricity and municipal water and sewage are available at the plot boundary.
1. Groundwork done by "Pelles Markservice"
- Question: Is it at this stage that the excavation is done to the plot boundary where electricity and water and sewage are located?
2. Foundation supplier "Anders Husgrund" lays gravel, insulation, edge elements, and pours the concrete slab with underfloor heating
- Question: Is it this contractor who also does the wiring for electricity and water and sewage in the slab itself, meaning makes holes and lays pipes? If not, who, a plumbing company? This is really the point I'm most unsure about. Does it have to be 100% complete with electricity and water and sewage? Already here, or can it be done when the house with the frame is finished? I understand you can't make holes for electricity and water and sewage when the house is finished, but I mean if the electricity and water and sewage can be connected in the pipes at a later stage, as long as it is arranged with pipes in the slab.
3. "Sthlm Betongelement" delivers the concrete elements with pre-installed windows and pre-wiring for electricity in the elements
4. "Linas Byggservice" lays the roof with everything that entails and does steps 4-10.
5. The frame/shell is now sealed
6. Heating is turned on with the heat pump
7. Floors are laid throughout the house
8. Painting is done throughout the house
9. Kitchen - wet rooms with shower and toilet - electronics room with heat pump washer and dryer - installed
10. The ceiling and doors, etc., are installed
What I'm most unsure about is who does what to get the frame up. Then I guess a construction company could deliver the roof and everything inside like ceilings, floors, windows, painting, bathroom, and kitchen.
Is it correct that it could be enough with 4 contractors?

- Construction company that handles “the rest”

I think you're missing the most essential aspect that is crucial for a good end result: Someone needs to design the house. This is usually done by an architect, for larger projects together with other specialists. The result of the designing process is drawings that are detailed enough for the various subcontractors to be procured. It's not just about building permits. Additionally, someone must take responsibility for ensuring all the requirements in Building Regulations and Construction Rules are followed. Furthermore, documents are needed as the basis for all the contracts you need to make with the different contractors. Otherwise, you'll find yourself in a difficult position when things go wrong, and they always do.
