Reasonable price for calculating lintel for a load-bearing wall
Hello! Hope the project went well.
I am facing the same situation and gladly welcome tips on architects.
Thanks in advance!

Hello, we want to do something similar here at home by opening up a load-bearing wall. Wonder if you can share who you hired?

An update for readers who are already in or might find themselves in a similar situation:
Naturally, prices vary whether it's for goods or services. However, one looks at price distribution. A product costs differently from store to store. Likewise, a service. Why this is so naturally depends on several factors. (Not going into the economic aspect)
However, I want to say that in my search for a structural engineer, as a private individual, I have encountered the following:
- large corporate companies, such as Sweco, WSP, etc., do not take on simpler assignments.
- larger companies with several engineers do not work with private individuals.
- smaller companies with 1-2 engineers are therefore the right forum to turn to for simpler assignments as a private individual.
After getting an idea of what the price should be for an engineer to calculate spanning for a load-bearing wall that I intend to remove entirely, I have received different quotes. Note that this applies to my case, and all factors naturally affect the price. Primarily, it is the number of working hours and the hourly rate that ultimately affects the final price. Other factors can be available groundwork, material, experience, type of method, etc.
From a well-known medium-sized company with 7-10 active engineers, I got two different prices even though they are colleagues with each other and active at the same company. The difference is that one is inexperienced, while the other is significantly more experienced. Engineer vs. Handling engineer. 7500 SEK incl. VAT, time expenditure 8 hours. vs. 9000 SEK incl. VAT, time expenditure unknown, but probably the same. Should naturally be less since he is more experienced.
From another sole proprietorship company, I received a quote of 4000 SEK incl. VAT, time expenditure unknown.
From a third sole proprietorship company, I received a quote of 7000 SEK incl. VAT, time expenditure 6 hours.
From a fourth sole proprietorship company, I received a quote of 5625 SEK incl. VAT, time expenditure 5 hours.
As you can see, both prices and time expenditures naturally differ. Hence, hourly rates also differ. It can be concluded that based on this, as well as posts from others who have undertaken similar measures, the price lands around 5000-6000 SEK incl. VAT.
This differs significantly from the 31250 SEK incl. VAT that I received in an offer from an obviously unserious actor on the market, and it was precisely this that made me start the thread. It's a sole proprietorship business and individual company should also be added. The person in question is admittedly qualified, but faaaar from experienced like the one I have hired.
The reason I write this is that I have also encountered different posts where some others have encountered the same astronomical price quotes for similar work.
My tip for private individuals facing similar projects is to:
- contact smaller companies or sole proprietorships
- request a price quote right at the first contact
- contact several, preferably 5-10
...and last but absolutely not least...
For God's sake, get help from a structural engineer as soon as it involves load-bearing parts!!! The cost this entails is peanuts compared to what the entire project costs, BUT above all what it could cost IF something were to go wrong! Don't take your chances

I don't know whether it is a serious or unserious company. I don't know them, however. But the price list on their website seems reasonably fair, I would say.
For example, I didn't need to investigate whether the wall in my case was load-bearing or not. Managed it very well on my own thanks to drawings that I requested from the city planning office in my municipality.
The construction drawing for the relief cost me about 5500 SEK including VAT. (6 work hours). Read my previous posts.
Check your inbox! I am sending info about who I hired. After that, you can naturally decide for yourself whether to proceed with the constructor I hired or if you should hand over the assignment to someone else.

Having gotten an idea of what the price should be for a structural engineer to calculate the beam replacement for a load-bearing wall that I intend to remove entirely, I received various price quotes. Note that this applies to my case, and all factors naturally affect the price. Above all, it is the number of work hours and hourly rates that ultimately impact the final price. For new readers, TS has provided contact information that is often requested in post #71.
Hi Woko, sorry for the slightly late reply. It was about Stockholm, right? You can contact the constructor we have received good help from. His name is Bo and his email address is:W Woko said:

Hi,
New townhouse owner in Jönköping, with questions similar to others in the thread.
1. I need help assessing whether a wall is load-bearing or not and have received a quote of 5000 SEK. The work is done remotely by looking at the original drawings. I will receive a certificate via email/post. I believe many who purchase this service want a certificate for wall demolition in a BRF. (I do not need a certificate if the answer is no, so it doesn't seem relevant to me)
If it is load-bearing and calculations for support beam and construction drawings are added as indicated in this thread.
Is 5000 SEK just to say IF it is load-bearing reasonable?
2. Anyone have tips for assistance with this in the Jönköping region?
Thanks in advance!

Sounds like daylight robbery. Post the drawings here and you'll likely get help for free.M martintyren said:Hello,
