Hello,

We are going to open up a door in a load-bearing wall and widen another door in another load-bearing wall, so we are also interested in a structural engineer in the Malmö area. Also interested in a good, affordable construction company that can do this. So I would need tips on good ones, please.

Is it very secret which contractors you have hired because you don't want to write in the thread who they are?

It's absolutely no secret. The reason I haven't posted the contact details in the thread is mostly because I'm not sure if it's in accordance with the forum's rules. It might be perceived as some kind of marketing, even though it's not.

But due to the great interest that exists, I would like to ask a moderator, like @hempularen, to comment in the thread about whether it's allowed to post contact details. If so, I'll be more than happy to do so, so I don't have to answer all the PMs I receive constantly. :)

Did you get any response?
Here's another one who would like to hear who you hired :-)

I can just provide feedback on how it went for me.

I was supposed to demolish two brick walls with 1200mm spacing, one of which was load-bearing. Both were approximately 2600 long and 2700 high. 125mm brick on the non-load-bearing and 150mm brick on the load-bearing.

Hired the engineer according to tips from the thread, and he delivered in a couple of days. He charged 900kr/h + VAT. He needed 6h of work, so it ended up at 6750kr for his part.

Then contacted a supervision responsible who set up a control plan and showed what I should submit to the municipality. The municipality's fee was about 1700kr, and I received the decision after about a week.

Got quotes from two hole-cutting companies (more precisely, got responses from them; asked 5-6 without a response).
Got an offer of 25000 after rot from one, with demolition, installation of two HEA140, and removal of all debris. The other gave an offer of 26000 after rot for the same work or 18500 after rot for only installing beams and cutting the slots in the wall. We chose the latter; I bought a rotary hammer from Jula for 500 and removed the bricks myself with the help of the family. Smooth.

So in total:
Engineer 6750kr
Municipality 1700kr
Hole-cutter incl. beams 18500kr
Supervision responsible: invoice not yet received
Total about 27,000kr, it will probably be a couple of thousand more for KA

Would love some tips on the control officer and hole maker you hired! @Maestrono

Hello,
I would also like to get the contact details for this designer
Best regards /Tim

Would also appreciate tips on a good contractor with reasonable prices in the Stockholm area! Want to tear down a wall that might be load-bearing and move a window in another wall. Got a quote of nearly 30000kr today for construction drawings...

@nzsc did you get any clarity on whether the rules allow posting references here? I'm in the same situation in Malmö as many here and am also very grateful for good tips!

@Maestrono, I'm also curious about drillers and control personnel. Thanks for your cost summary, I think the costs sound very reasonable. Were you satisfied with the work from the drillers, and was everything approved by the municipality?

Hi, like everyone else in this thread, I am looking for a constructor for offsetting when making an opening in a wall. Thanks in advance.

Hello,

Earlier this year, I did a beam replacement and facade change of a summer cottage and used:

https://bygglovstjanst.se/

I recall paying around 5000-8000kr.

Quite okay! A lot of communication back and forth, but that was largely because I was a bit inexperienced and didn't know exactly how I wanted it. I was dependent on the construction for the sliding doors and had specific measurements for the opening which had to match with my flat roof.

I already had the big plans figured out before I contacted the constructor. Got a lot of help on the forum.

You can find the thread here:

@nzsc What a fantastic and helpful thread! Like everyone else, I want to know which companies you hired since I'm planning a similar renovation in my apartment. What was the total cost? Building permits, drawing documents, engineer, and completed work? Were you also satisfied with the construction company? I thought that would be the difficult part, but I got stuck already in the search for an engineer.

@Maestrono What a great presentation! So grateful for me as I'm completely green in this area. I'm also curious about who you hired as hole drillers and site inspectors if you are satisfied with them?

I have not received any clarity @Tusenhörningen on whether it is allowed to publish contact information or not. Unfortunately, I have been very busy lately and therefore have not responded.

Anyway, I have sent PMs to all those who requested information on the designer, hole maker, and controller. Those others who have participated in the thread, and who have already received help from me or someone else, are welcome to chime in and forward the information.

Share your experiences. It will be better if we can help each other in this way.
