We also requested insulation 2 weeks ago and still nothing has arrived >
He wants us to notify him when we need certain things and then he will send it.
Yeah, right....
Not much...Linnex said:
Today the front doors arrived a little late...
Double doors plus utility entrance door.
One of the double doors had a nice big dent on the outside >
I can add that today we found out from the supplier that the insulation will arrive on 12/4. The one that was supposed to come in one week.
I'm so fed up....
Just wanted to comment on this. Googled Salstershus and found these harsh comments among the first hits. It's a shame if people get this impression. We are also building Salstershus and have a completely different opinion!! Have also talked to more people who are very satisfied. They are absolutely great to deal with, always providing answers to questions, tips, etc. Excellent service in other words. They help solve problems that arise in a smooth way. It might be that some people put their own mistakes on the supplier?! Moreover, the house turns out incredibly beautiful - I haven't actually seen anything like it on the market.Severus said:

Can't you change suppliers then?Severus said:Since the municipality has denied us the standard angle of the house's roof trusses (35 degrees), we had to redesign them to a 22-degree roof angle. The wall of the house was then raised by a maximum of 1 m, which results in a minimal extra cost for plasterboard and a few extra meters of timber. But this only applies to every other stud as the others are "included" in the actual roof trusses.
Calculating load, etc., is no problem with today's computer programs. Whatever snow zone, etc., you just have to input it. My dear partner, who has studied construction engineering, could calculate it herself with a little "refresher.
Our supplier wants 93,000:- plus VAT for the new roof trusses in addition to the cost of standard roof trusses
I called the roof truss factory and found out that our NEW roof trusses cost a little less than 30,000:-. (at first, he refused to inform me, but when he heard "our" amount, he softened immediately). So the other costs are supposedly the consultants with their computer programs???, or our contact is adding on a few hundred percent as a "fee."
Transport is already included in the standard package, so there's no extra cost there.
The neighbor, who also built with loose timber, was very surprised when he heard the amount...
Pay and be happy?? Or contact ARN?
That's how you deal with suppliers with too high surcharges - switch to a cheaper one
/K
You could almost think you work for them!Erik631 said:Just wanted to comment on this. I googled Salstershus and got these harsh comments among the first hits. Erik is apparently residing in Östergötland where Salsterhus is located, so it can be assumed that the person running Salsterhus (I have only identified one person, so I don't understand who else 'they' would refer to) doesn't behave the worst when working for his neighbors. However, Severus built in Stockholm and one must consider that Severus needed extra reinforced foundations and a different roof pitch, which was not priced before the construction? If one builds a Salsterhus without modifications, it's harder for Salsterhus to overcharge the bill...
So Severus's experiences can be interpreted as a warning to be cautious if any change in the house is needed, and if one lives outside Östergötland. (Personally, I would be cautious regardless of where I live)

Yeah, right!carlbanan said:
Furthermore, all the incorrect invoices, threats not to send our staircase if we don't pay the final invoice (before we've even received all our things), missing items, items we've received WAY too many of, etc., etc.
I won't hide my opinion about this one-man company, not at all!!!
We haven't even received all 40 hours of construction management we paid for.
Yes, that must be it - everyone who lives within the county borders of Östergötland is well treated, everyone else poorly - why didn't I think of that, it was unusually stupid of me....

Hello Erik, I didn't realize you were building a salsterhus in your construction thread. I have no reason to doubt you when you say you haven't had any problems, but if you didn't have to change the roof structure or foundation compared to the standard, then you might not know what it would have been like if you had to?
I also have no reason to doubt Severus' description of how much extra was charged, or that there ended up being a lot of expensive rebar mats left over, or that Severus wasn't able to get a detailed specification of these additional costs. The conclusion, unfortunately, must be to be cautious about this supplier...

Didn't you know before you signed the contract for the house that you needed to have a 22-degree roof pitch? It sounds like you found out after you signed the contract. Making radical changes like altering a roof structure after signing the contract is something to be cautious about. Then you're really at the mercy of the supplier, it seems. You should also find out what the building committee thinks before you start building because you obviously didn't do that since you paid such high extra costs for your roof trusses.
When I read your problems, I wonder why one builds stick-built on contract and does not buy the material and subcontracts like excavation, electricity, etc., depending on one's own competence, etc. In any case, my advice is: Write a letter addressed to ARN and show it to the house company. State your demands. Post it and inform the company in the letter that if you have not received a response and deliveries as well as other reasonable demands met within 8 days according to good business practice, you will send the letter to ARN. The problem that may arise is, of course, an even grumpier and more difficult construction firm, but what says that you will get your things anyway. How does the company's finances look? Not uncommon with some reference objects and then it starts to go wrong to fleece buyers and disappear or go bankrupt. Old builder and buyer

As I understand it, Salstershus only sells the kit and helps a bit with advice...
so builders etc have nothing to do with Salstershus, furthermore, the house seems to be finished and occupied by now.
