Would like to know what an approximate cost for total renovation/reconstruction of a condominium of 110 sqm located in the center of Gothenburg should be? The property is old and has settled significantly, newly converted from rental with substandard maintenance for probably 30 years.
I understand that it's difficult to say, but some kind of template that gives an approximate price should exist, right? An estimate of the time required in terms of work hours would also be appreciated! Grateful for answers!
What is desired to be built/renovated:
Move a wall in the kitchen so a smaller children's room can be built.
Move a wall in the living room so that the kitchen and living room become one room. The wall is load-bearing, so some type of reinforcement is required.
Complete rerouting of the new electrical system, new outlets, embedding all cables in walls, new electrical panel, and relocation of the panel. Cable channels for TV, sound, etc., should be embedded in the walls.
Installation of a new kitchen from Ikea, which needs to be moved about two meters, a new wall is needed, new plumbing, drainage, filming of drainage, new electrical work, etc. Installation of appliances, installing a new kitchen fan and rerouting of the fan channel.
Custom built-in shelves in the kitchen and living room, relocating and refreshing existing older shelves/cabinets. Custom built-in wardrobes in the bedroom and office.
Complete renovation of all surfaces, including tearing down wallpaper, fixing significant cracks in walls that are up to five cm wide in some places, leveling walls with deviations of perhaps up to two cm. The walls should be painted.
Complete re-laying of flooring on about 80 sqm, genuine site-built herringbone oak parquet is preferred. Floor area under the current flooring needs to be reinforced and screwed down properly.
Sanding and repainting of all window frames. General simpler refreshing of handles, loose moldings, etc., on the inside of windows.
Realigning about five marble slabs that serve as window sills, repairing several cracked window sills, and sanding and polishing them.
Relocation of two radiators.
Other smaller works to make the apartment appear as in new condition.
I am on top of the bathroom, so no price estimation needed there!
Total price including materials and labor excluding ROT deduction is appreciated!
Preferably a template price per sqm, ideally broken down into material, labor cost, and preferably an estimation of time required in man-hours!
