I'll do this in English, but I can read Swedish. It's simple. Put numerical values on both the property's quantitative and qualitative factors. People look at the easily quantified factors (i.e. bo area, bi area, tomt, cost to run the place, price, etc), and then they massively over-value the qualitative factors and end up buying something that they quickly become unhappy with, because that qualitative stuff is rarely as important as they thought - especially if they're going to renovate the place. Put numbers out of 5 for layout, kitchen, each bathroom, vibe of the house, vibe of the location, whether it's rad (score 1), par (score 3) or fristående (score 5), etc - whatever's important to you - then work out the average qualititative score. Also, find out the distance to the key places that are important to you - like workplace, school, grocery store, etc. Put all this into a spreadsheet for your candidate properties, applying weighting to the various factors depending on what's
