Vi köpte en villa i Stockholm och trodde att vi hade hittat vårt drömhem. Säljaren hade målat om inomhus och huset såg nyrenoverat och välskött ut. Men efter att vi flyttat in började verkligheten komma fram.Inom sex månader kom en stark fukt- och mögellukt från källaren. Mögel verkade ha dolts bakom möbler, och vissa förrådsutrymmen hade gjorts svåra att komma åt vid visningen. Vi anlitade därför en oberoende besiktningsman, och den skriftliga rapporten visar tidigare vattenskada samt att torkning/återställning inte verkar ha utförts enligt gällande standard.
Försäkringsbolaget har nu meddelat att de inte ersätter skadan eftersom problemet bedöms vara kopplat till förhållanden som fanns före köpet och som inte har upplysts om.
Det här påverkar inte bara huset utan även vår familjs hälsa och trygghet.
Har någon här varit med om något liknande – dold vattenskada, mögel som upptäcktes efter köpet eller problem med försäkringsbolaget?
Dela gärna era erfarenheter, råd eller vad ni önskar att ni hade gjort tidigare. Det skulle hjälpa oss enormt i den här situationen.

We bought a villa in Stockholm believing we had found our dream home. The seller had repainted the interior, and the house looked recently renovated and well maintained. But after moving in, the reality slowly started to appear.Within six months, a strong damp and mold smell began coming from the basement. Mold seemed to have been hidden behind furniture, and some storage areas had been made difficult to access during the viewing. We hired an independent inspector, and the written report concludes that there had been previous water damage and that the drying/remediation does not appear to have been carried out according to proper standards.
Our insurance company has now informed us that they will not compensate the damage because it is considered related to conditions that existed before the purchase and were not disclosed.
This is no longer only about the house, it is affecting our family's health and sense of safety.
Has anyone here experienced something similar? hidden water damage, mold discovered after purchase, or problems with the insurance company?
Please share your experience, advice, or what you wish you had done earlier. Hearing from others who have gone through this would help our family a lot.
I am currently looking for:
- Reputable companies in the Stockholm area that can provide quotations for mold remediation and water/moisture damage repairs,
- A lawyer experienced in hidden defects (dolt fel) and property disputes.

As i understand it, you did not do the mandatory property survey ( överlåtelsebesiktning) to assess the villas condition?

- You didn’t inspect the house properly before purchase.
- You are asking your current insurance company to compensate something that existed before you got the insurance.
If your inspector now found the faults, odds are that you would have found them before the purchase as well. So there were no hidden faults.
This is on you.
Yes, that's my mistake! But cheating or hiding such an information is very bad ins't? The new inspector did mention that it was impossible to know the water damage even if we had conducted the inspcetion back then.D Dilato skrev:

Det finns väl inte så mycket att göra mer än att sanera bort möglet och torka ut eller riva bort skadat material och återbygga.
Eftersom vi inte vet omfattningen eller vilka material det är (fotografier hjälper) blir det svårt att bedömma men en vild gissning är att det tar en vecka och kostar några tusen i material.

Men om man nu gör det så ska den dräneras om med sisådär femtio års intervall. Därför att inga material är eviga och det finns rörelser i marken. Så - grattis till ert drömhus! Trots allt. Det ser ut som att ni nu åker på en dränering, kanske tio år tidigare än beräknat/förhoppat? Det blir ni som räddar detta hus, se det så, och bo torrt, snyggt och luktfritt i många år när eländet är över om något år. Cheer up, eller som vi säger: Gaska upp er.

Det är en försäkring som är till för att försäkra säljaren mot anspråk från dig. Den är inte till för att i största allmänhet betala ut pengar för fel som fanns i huset vid överlåtelsen.2 2Su5P skrev:

Unfortunately, as others have pointed out, you have no legal options. Feel free to research the topic further for more clarification. TLDR your pre-purchase research obligations are pretty far reaching and clearly cover this. Also even if it couldn’t be found, which it doesn’t sound like, ”dolt fel” requires that the issues are very unlikely given the house’s age and construction.2 2Su5P skrev:Svenska

Your energy and money is better spent elsewhere. Focus on what to do with the house.
While somewhat costly, these are pretty normal issues to tackle when buying houses.

The inspector from a reputed company informed that it was impossible to identify the water damaged as the walls were painted and the floor was newly placed but the seller should have spent more time efforts in drying up the floor and underneath to avoid any issues in the future.
Here is the twist, it was the insurance company who from the seller who informed me about the water damage that had occurred in the house!
