Jag heter Jordan, kopt et hus i Västernorrland nyligen i Juni, billig visst type at den ska behover renovera over tiden men har ny plat tak, MEN plotslit vattenskada!!!!! en veka innan vi ska flytta in nu i March..hag har vatit upp myket hela aret, vi har Folksam Hus forsaking, men jag har aldrig varit i sanna situ.. jag jobbade i snickeriet hemma i USA manga ar sen sa at ombygg i ingen problem, men hur funkar det med alt sa har? Hope my written swedish is ok? =@

Om du äger huset redan nu är det ditt försäkringsbolag du kontaktar. Om det är tidigare ägare som äger huset tills datumet ni flyttar in är det den som ska undersöka skadan.

You may know that Västernorrland in Sweden is like northern Alaska in the US from a climate point of view.
So you can expect a lot of weather related problems with your new old house.
Did you make a thorough property/house inspection before you bought it?
 
We bought it privately and oddly enough having grown up in Vermont, the winters here are ha milder than where I grew up, we had 9 weeks of -18 to 33 centigrade in 2015.. so for me climate isnt so different, I fell in love with the location the house was very inexpensive and its a timber house new tin roof, just needs renovating, looks like I'll get a lot done now by the insurance company because of a pipe fitting failure that was just a new part that was put in by the guy I bought it from that was of poor quality. I guess from what I understand I can actually choose to take the money and do all the work myself. it's just bad timing, BUT they said that temp housing will be paid for so my poor wife doesn't have to live in a construction zone. I really like Västernorrland, it looks literally just like where I grew up in Vermont and people are nice and friendly, not to mention classic american car central so I'll be in heaven. I luckily have the highest level of insurance so I can breath easily I hope. I was a timber frame building restoration guy back in the USA 20 years ago so for me it's just Oh well, more an issue for my wife who is now upset understandably. We are luckily in a spot that it gets light in almost 360 degrees so it will dry the building out fast, well once the snow is gone!

I had a good long hour talk with one of the Insurance managers I have Villa Stor with Folksam, I also got the preliminary damage report house is small, my biggest question I guess is after the compnay comes in and does the demolition, and set the repair cost if I can say I'll do all the work myself, as to have more money to make the place better than it was before the damage. I have no idea how it works here with things like this. Initial plan this summer was to disassemble a timber house up the street given to me by the local farmer as to have materials to do an addition as I read you can add 24QVM without a bygglov, so I was going to do that but now it's mad scramble to get the wife somewhere to stay in Ovik while I just knuckle under and live in the house most of the time grinding away since we have so much sunlight and the building season is short. I want to add a car port to on the west side of the building it's only 7 yard by 8 yard 1 1/2 plan. So not huge, I want to return the interior to more authentic I love timber walls, it had the typical Masonite wallpapered walls. I'll have to have Gyps/Sheetrock in some places but trying to turn tragedy into triumph!!!!

Jeesh I just priced materials to completely rebuild the entire first floor including sub structure and over estimated and got about 20,000 kr using råspont as sub-flooring and click flooring... ok I didnt add in insulation and a few small things but 30,000 in materials and I have rebuilt the first floor, and me and 1 friend if this compnay is going to demo the first floor to begin with could do the entire job in a week maybe 2... one thing I like is byggmax has really good prices on materials. Irony? I wanted to use my new home and property to build micro houses to sell...

The few building supply places in Ovik are what we got and the Wife wants XX type also the kitchen and entry should be the Klinker durable wet resistant type. I want to keep the floor wooden as it's got a root cellar I want to use and dry out for storage of canned goods etc..
 
Yes I can go with SPÅNGOLV etc.. Longevity of it? this house was renovated with that stuff previously and when you break it down math wise I'd rather use råspont, I'm going to have to add in insulation etc so and so fourth, I have to empty out the root cellar and move one or two of the granite blocks on the south side out so I can gradually dig down tot he clay which is about a half meter down from the topsoil, the building sits on hard packed clay for the most part. But we didnt pay a lot for the structure. Just playing with numbers and ides.

When we upgraded our kitchen and dining room in our former house, we found a nice laminated floor at K-Rauta, looking exactly like slate with som metal lines in it. Very nice, natural looking an gave the kitchen a real upgrade.
So if the flooring costs 50 kr/m2 or 150 kr/m2 makes just 5.000 kr difference in 50 m2. Big deal!
