Hello,

We are interested in undertaking a renovation project, a 1950s house with 113sqm + a 60sqm basement. The house is made of stone, with some settlement in the facade and basement. The basement is damp with some odor and visible mold. How can this be removed (corners and under old vinyl flooring)?

The house will, of course, be inspected if we win the bidding. To learn more about the condition of the foundation.

Should the pipes to the radiators be replaced?

We are thinking of replacing the roof and draining as the first steps.
And then move on to the upper floor, creating a bathroom and refreshing all 3 rooms.

How do you think I've calculated?

Phase 1:
Roof: 130,000 - company
Drain: 120,000 - company
Basement: remove organic material from the basement and allow to air out, clean mold: 10,000(?) - self
Bathroom: 120,000 - company (including plumbing?)
Surfaces: 60,000 - self
Electrical: 20,000 - self (family)

Total: 450,000

Phase 2:
Remove wall between dining room and kitchen, surfaces in living room, dining room, and new kitchen.
Remove wall and beam: 30,000 - company
Surfaces: 60,000 - self
Electrical: 30,000 - self (family)
Kitchen: 150,000 - self
Guest WC: 60,000 - company
Plumbing: 30,000(?)

Total: 360,000

Phase 3:
Basement laundry room: 70,000 - company
Surfaces: 50,000

Total: 120,000

Windows to be replaced at a later stage...

What do you think? Can I dare?

No one has any opinions that can help me??

Is it really a stone house, i.e., built with full brick masonry walls? The most common was facade brick on a wooden frame. The house is built with government loans because it is less than 115 sqm of living area. How do the house's settlements look? What is the surrounding ground composed of?

I think you are too quick to make a renovation plan. One should have a better overall perspective first.

We realized we were in over our heads. Instead, we've signed for a new build!
