I would also need tips on a contractor.
I'm planning to remodel my apartment in Malmö from a 2-room to a 3-room.
I've only found one company, Byggarkivet, but I don't know if it's a reliable company.
I don't know whether it is a reliable or unreliable company. I don't know them, though. But the price list on their website seems fairly reasonable, I would say.

For example, I didn't need to check whether the wall in my case was load-bearing or not. Managed it quite well on my own, thanks to the drawings I requested from the city planning office in my municipality.

I paid about 5500 SEK including VAT for the structural drawing for alteration. (6 working hours). Read my previous posts.

Check your inbox! I'm sending info about who I hired. After that, you of course have to decide whether to proceed with the contractor I hired or to hand over the task to someone else.

Thanks for the super quick response:)
I will get in touch with your contact, it seems to be exactly what I'm looking for.
I probably also know which walls are load-bearing but want everything on paper so there are no problems with the association.

Hi, is it possible to get the name of the engineer you used? Thanks in advance

An update for readers who are already in or may find themselves in a similar situation:

Naturally, prices differ whether it is for goods or services. However, if you look at price variation, a product costs differently from store to store, as does a service. The reasons for this are naturally due to several factors. (I won't get into the economic aspect)

However, I would like to say that in my search for a designer, I have encountered the following as a private individual:

- large corporate companies, such as Sweco, WSP, etc., don't take on simpler assignments.
- larger companies with several designers do not work with private individuals.
- smaller companies with 1-2 designers are therefore the right forum for simpler assignments for private individuals to turn to.

After getting an idea of what the price should be for a designer to calculate the conversion for a load-bearing wall that I intend to remove entirely, I have received different price quotes. Note that this applies to my case, and all factors naturally affect the price. Above all, it's the number of working hours and hourly rate that ultimately affect the final price. Other factors can be available documentation, material, experience, type of method, etc.

From a well-known medium-sized company with 7-10 active designers, I received two different prices even though they are colleagues and work in the same company. The difference is that one is inexperienced, while the other is significantly more experienced. Designer vs. Senior designer. 7500 kr incl. VAT, time required 8 hours. vs. 9000 kr incl. VAT, time required unknown, but probably the same. It should naturally be less since he is more experienced.

From another one-man company, I received a quote of 4000 kr incl. VAT, time required unknown.

From a third one-man company, I received a quote of 7000 kr incl. VAT, time required 6 hours.

From a fourth one-man company, I received a quote of 5625 kr incl. VAT, time required 5 hours.

As you can see, naturally, both prices and time required vary. Hence, hourly rates differ as well. It can thus be concluded that based on this, as well as posts others have made with similar measures, the price lands around 5000-6000 kr incl. VAT.

This differs significantly from the 31250 kr incl. VAT I received in an offer from an obviously unserious player in the market, and that was precisely what prompted me to start the thread. It is a one-man company and a sole trader, to add. The person in question is qualified, albeit faaaar from experienced like the one I have hired.

The reason I'm writing this is that I've also come across various posts where some others have encountered the same astronomical price quotes for similar work.

My tip for private individuals facing similar projects is to:
- contact smaller companies or one-man companies
- request a price estimate at the first contact
- contact several, preferably 5-10

...and last but definitely not least...

For heaven's sake, get help from a designer as soon as it involves load-bearing parts!!! The cost this entails is coffee money compared to what the whole project costs, BUT above all what it could cost IF something goes wrong! Don't take your chances

A HUGE SHOUTOUT AND A HEARTFELT THANK YOU TO @Bernieberg FOR THE TIP!
I am very curious about which designer you ended up using and if you can recommend? I have a building designer who is supposed to help me (he says) but it keeps getting delayed over and over again. Many thanks in advance!

Glad that you have been more present and able to pass on the contact to those in need. I have been a bit off from the forum and haven't had the opportunity to respond to everyone until now.

Wow, there's such a huge interest! It naturally feels good that I can help others, just as you helped me once upon a time. It's appreciated by me and surely many others.

I am also in the process of an extension with support beam installation. I would gladly appreciate contact information for a good designer.

Thank you in advance.

Hi,
I would also like the contact information.

Also, tips if anyone has torn down a load-bearing wall in a wooden house. It's a bit easier than the third floor in a concrete house.
What have you paid for the work, KA, etc.
I am in the process of getting quotes now.

Thanks in advance

Hi,

I've just been looking for the exact same thing now that we're going to tear down a wall, I would gratefully appreciate contact information for someone you're satisfied with.

/Andreas

Hi, would also love to receive tips on who you hired!

Hi

I am also in need of a constructor. We need to make a larger opening for a staircase. Does anyone have any tips to share? I live in Eslöv, a bit from Lund.
