Hello!

We have a plot with a zoning plan that states we cannot build higher than 6m to the ridge and approximately 130m2 maximum building area.

After some sketching, it's starting to feel cramped with one floor. Is there a possibility to have two floors anyway? The second floor can have a ceiling height of 2.4m, but the entrance floor can preferably be higher. We are envisioning something in a modernist style with lots of glass. But not too much like a "shoebox."

We have a neighbor who built with Fiskarhedenvillan. According to our detailed plan, you can build 5.5 meters. I don't think the model is on FHV's website, but we have a picture on our construction blog: www.buxbo.se/buxbomen/fem-dagar-kvar/
 
Now I don't know what the slope looks like, but with a sutteränghus, you can usually divide the height at the front and back to get an average height.

If you build in 1 1/2 stories, the building height should not exceed 6m. You can probably manage to have an upper floor on more than half of the ground floor plus auxiliary space without it becoming too high.
