We are considering buying an 80 sqm house from 1909, but the ceiling beams are too low. One option is to try to raise them about 20 cm and then take the opportunity to open up in the ridge with a loft over half the house. Another is to dig downward, crawl space without an inspection hatch. The roof was replaced 5 years ago.

Is it possible to raise the beams and what would it cost? Grateful for any help!

  • Attic space with wooden beams and insulation on the floor, under a recently renovated roof. Potential area for loft creation by raising beams.
  • Attic space with wooden beams and insulation under the roof, showing low ceiling height. Discussing potential for beam elevation or loft creation.
  • Snow-covered roof of an old white house with a red brick chimney, framed by leafless trees against a blue sky.
  • Close-up of a house with a black and white facade, ivy, and a rooftop with moss. The downspout is visible on a snowy winter day.
  • White house with a black roof, snow-covered, featuring a blue door with a horseshoe above it, surrounded by trees and a small bush in front.
What do you want to achieve? An additional floor or increased ceiling height on the existing floor?

Increased ceiling height at the roof beams on the first floor is the main purpose. So it would be nice if the roof beams on the first floor could be raised 15-20 cm. But nice with increased space, thus also considering opening up in the ridge.

It can be done.
But it's a very extensive job.

It's almost easier to tear down the roof and build a new one the way you want it.

To find out the cost, you should ask local carpenters for a quote.
