I am renovating a basement toilet in our fifties house. I have torn off the woven wallpaper that was on the walls and ceiling, and when the wallpaper on the ceiling came off, a large part of the plaster followed (panic, it wasn't exactly a step forward).

Above is a bathroom that we recently had the plumbing replaced in about 1.5 years ago (it had old cast iron pipes), and I guess this is an old water damage we've found? It looks pretty much exactly where the old floor drain was. Above is a new concrete floor cast, but how the heck do I deal with the spectacle in the ceiling?

It looks bad - is it enough to tap away the loose stuff and plaster a new ceiling? What's underneath doesn't look particularly fresh.

What do you plaster with? Plaster that's not too hard? Or do you have to do something more drastic with the ceiling? It looks like electrical cables are running through as well, but I don't know if they are still in use.

Very grateful for any advice...

  • Damaged basement ceiling with missing plaster revealing an older layer beneath. The surrounding area shows remnants of wallpaper and exposed patches.
I recognize that with electric cables. When I removed part of our basement ceiling, I found electric cables they had used to tie up the plaster mesh.

It's hardly an underfloor heating cable you found, right!?

How thick is the plaster and what is above it?

Yes, that could be the case, there is no ceiling lighting, so it might have been to hang something, looks like there's reeds underneath. But it could also be wiring that was never used.

The plaster is about 15-20 mm thick. When I've brushed it, it mostly seems to be plaster that has come loose and is dry underneath. Painted with older paint, no idea what type, but it doesn't look like plastic paint. And the woven wallpaper was the final layer, but it's probably about 25 years old.

The plan is to staple mesh across the entire ceiling and plaster with lime plaster? But the question is if you need to knock off all the old plaster - I only removed everything that was obviously loose.

How did you handle your ceilings?

Above the plaster, you likely have boards, then insulation.

There are two reasonable options:

1. Tear down the plaster and install drywall, spackle the seams, and paint. Definitely the most stylish option. It also gives you the opportunity to recess lighting and hide pipes/electrical. However, it reduces the ceiling height slightly.
Drywall 13mm + Strapping 28mm.

2. Repair locally with plaster, paint everything for a cohesive look.

Tearing down and replastering is no longer done. That type of ceiling with reed requires too much work compared to option 1.

Thanks for the advice. The ceiling above is concrete. But if one plasters, should you remove all the old plaster or can you apply a thin layer over the old one (now painted yellow) to make it uniform?

You can skim coat and paint the ceiling as it is now. The problem will be getting the paint to adhere. The plastic paint should ideally be sanded off, but then the rest of the plaster might come down.

If you take everything down to bare concrete, use metal studs to attach the drywall.
