Hello everyone,

My partner is bothered by the fact that we don't have a deck, so I'm going to try to build one as soon as possible. It will be a raised deck since the house has a basement, and we want the deck as close to the floor level as possible for a fairly seamless experience when stepping out onto it. Thus, I plan to cast pier foundations and attach the beams to the posts.

I've encountered a few challenges regarding this.

1. I understand that you shouldn't attach the beam to the facade. Anyway, the facade is in poor condition and will be replaced in a few years, so I thought I'd cast piers for the innermost beam as well, creating a gap. The problem as I see it is that the decking and beam will be in the way of the final part of the facade, making it tricky to replace that specific part. Does anyone have any good tips on how to approach this? Cut the facade just in that part and replace it with something else?

2. Regarding the piers next to the house, there's no problem with doing that? All guides say to attach to the foundation, but then it's obviously difficult to reach floor level. Is there a certain distance that should be maintained from the foundation? How should I handle the gap that forms? Should I let the joists lie on top of the innermost beam so I can have an overhang that comes closer to the facade?

3. How should one think about the posts for the railing? Should I utilize those attached to the piers? As I've calculated it right now, the span for the beams is ~2.0m, and the span for the joists is ~2.3m. The recommended distance is usually 1.5-1.8m, but maybe that only applies to fences? Should I instead attach new posts on the outside of the beam just for the railing?

Not very high-tech, so I haven't drawn anything up in Sketchup, but I’m including a simple sketch of what I'm thinking.

No one? Well, I stumbled upon flashing called sockelplåt and I think I'm going to install it along all the walls that the patio touches, so you can change the façade later above the sockelplåt.
 
It might be a good idea to place double studs on the outer edge if you want to frame with decking timber. If you do this with the drawing above, there will be no outer stud to screw the ends of the rest of the planks into. Then use short studs as spacers in between to get the right spacing.
 
I have placed my patio below the panel, which means there will be a step down to the patio, but I think it's worth it to be able to maintain the panel and prevent snow, water, and slush from wearing it down.

I have used the outermost foundation posts to attach posts that support the beam and then the same post continues up and forms stops for the railing. It works very well. However, I have about 1.20 meters between my posts.
 
I attached to my concrete foundation to avoid placing posts over my newly laid drainage. I also installed a patio roof, so I had to attach the structure to the house anyway. Otherwise, I think it seems advantageous to let the deck be freestanding from the house.
