Is it possible to make any alterations to a load-bearing wall? Demolition isn't really an option due to cost.

But can you make "windows" in the wall without reinforcement? Assuming the wall is load-bearing. All interventions in load-bearing structures can lead to the need for reinforcements (support beams, etc.). You need both permission from the association and an approved building permit from the municipality. If the association functions as it should, they will require you to hire a structural engineer to calculate what kind of reinforcement is needed.

Some boards know which walls are load-bearing in the property.

Thanks for the feedback, I had some vague hope that you could make "minor interventions" but apparently not. T

I had to make similar modifications in my apartment with the board's approval; nothing more was needed then. Also at the top floor.

You tore down a load-bearing wall without a building permit from the municipality? Did you have a company working on it or how did you go about it?

I made a window in a load-bearing concrete wall.
Informed the board where it would be located and how big it would be and got approval.
Used a company that did the job.

Without an approved building notification, there could be problems.

Well, you need to define minor. Drill holes - YES, install windows - Depends on the size of course.

1: talk to the board
2: hire a constructor
3: Get approval from the board and the municipality (building notification)
4: make the modification.
