Anyone with experience (or opinions) on expanding any of the market's modular houses such as Smålandsvillan or Älsbyhus? What specific problems can one encounter that are unique to the expansion/modification of modular houses? Structurally, as far as I can understand, they are very similar to "any house."
- How are the modules connected to each other, and could there be any issues there?
- The foundation of the modular house is, as far as I understand, a crawl space, this should not complicate things, right? (Possibly even the opposite?)
- What else should be considered?
We are considering buying a prefab house, but we want to make certain modifications in the long run (regardless of which supplier), so the question now is whether we should choose a cheaper option and then handle the renovations or if we should incur a higher cost now and pay for "overcapacity" for several years. The price difference between the cheapest options (modular houses) and the most expensive ones (stick-built houses like Varbergshus) is significant.
I plan to carry out the modifications myself, which basically consist of a small extension (20 sqm), creating an open plan on the upper floor, and changing window placement in a few spots in the house. I will leave the calculations to a structural engineer, but I plan to handle the carpentry myself.
