Hello

I live in a townhouse with 5 apartments, now they have started excavating for a house on my neighboring lot to prepare for piling next week.

These damages have occurred after the excavation:

Close-up of a white pillar against a ceiling, showing visible cracks and damage to the plaster. Post that holds the roof.
Damage to drywall surrounding a structural post, showing visible indentation and cracking, likely due to nearby construction vibrations. Other side of the post, you can clearly see that the plaster is indented here.
Close-up of a wall edge showing potential damage with the gypsum visibly compressed, possibly due to nearby construction activities. Here you can see that the outer wall has moved outwards 5-6mm.

Close-up of a wall showing a small gap or crack at the junction between wall and ceiling, possibly indicating structural issues. Date stamp visible. A different room on the upper floor.

There are more issues, cracks in walls, silicone in the shower room that is coming loose, etc.

Vibration meter mounted outside on 16mm frogolit with threaded rod into the foundation.
It has recorded, if I remember correctly, a maximum of 2.2mm/s, as they have made a risk assessment that sets the limit value to a maximum of 3.5mm/s, it feels like they are not taking my concerns seriously as they are far from the limit values.

Should I be genuinely worried?

Do you have any before pictures?

Dumb as one is no, however, there is an inspection report made in week 9 in all apartments that states no remarks. Signed by the inspector.

We were not supposed to be worried as we wouldn’t notice anything, despite that, an inspection was done in all apartments, so a certain worry exists.

I would have been worried if the outer wall had moved 5 mm. Then I wouldn't care what their threshold value says if that happens in your house.

I informed them about this today, they have been to look at new damage that has occurred this week three times, but still they proceed as if nothing has happened.

I dread the piling

They'll probably keep going until it's finished and deal with the consequences afterward.

Maybe it's good to record calls (total recall is an awesome app for Android)

Also, keep a log of meetings, what is said, etc.

The risk is that they continue and do not face the consequences.

Ask for a copy of the minutes, look for old cards that might show it didn't exist before.

?Maybe? one can inform the municipality, obviously they have miscalculated the limit values.

Building permit officer receives email copies.

Just wait.....
