I'm considering building a house. It's a couple of years in the future, but I want to have everything clear when the time comes.

The house will almost certainly be built with some sort of stone variant. Either solid concrete walls or lecablocks. The layout will be a split-level with one floor above ground level.

I will be doing most of the work myself with the help of family and friends; what will require professional input is laying the blocks, plumbing, and electrical work.

What could such a house roughly cost if aiming for about 170 square meters?
I know it's difficult to set a price, but a ballpark figure would be helpful... ;)
 
If you don't count the land and connections and do almost all the work yourself, you can build a house for 700-1400 kkr. Then it's basically just the materials and statutory fees you pay for.

However, it can also cost as much as you want depending on the choice of materials and what you include in the price.

I have friends who are in the construction industry, with good contacts and cheap materials, who have built themselves. They end up somewhere in the range mentioned above. But they weren't stone houses!!!
 
If you build to normal standards with concrete walls without doing any work yourself, count on approximately 11,000 SEK/sqm + the plot...

Unfortunately, prices vary greatly between the front (west) and the back of Sweden...
 
But what can you expect if you do most of it yourself?
 
A colleague of mine is going to build about (170 sqm) as you described and they have an estimate of around 1.4 - 1.5 million... From what I understand, there almost always seems to be some unexpected expense when building a house.

Oh right. It should also be mentioned that they are building a wooden house as well (100 km north of Stockholm) and they, in turn, have an acquaintance who is a carpenter.

The carpenter friend was about 0.5 million lower in price than equivalent house suppliers.

Well, it was probably just for the house.....

He also managed to find a cheap plot of land that he bought from a farmer. If I remember correctly, he paid just over 200,000 for 12,000 sqm.... The plot is in the countryside near Västerås. Guess if I'm envious ;D ;D
