Cool, thanks for the response! Have you had the chance to calculate the costs? I haven't been able to find any really accurate and current figures on what it normally might end up at.

It is also worth noting in this context that you should talk to the municipality first. There have been cases where you are not allowed to expand the living space even if you want to.

When I look at the pictures, it seems like all the connections in the bathroom actually fit within the same beams (floor drain, sink, and toilet are in a pretty straight line). The simplest solution would have been to change the pipe on the wall (1 in the illustration) so it turns into the next section of beams. Then you can have a cross pipe like today (2), but avoid going through the beam. If this is possible, I would almost make this change first so that at least everything related to drainage is solved, leaving only the water. If you can reroute this too, there are no major issues to attach an identical beam without modifications next to the rotten one. Even if the beam sags, it seems like it hasn't been noticed in the bathroom, so maybe they've used leveling compound or something? It feels like it's mostly a matter of reinforcing the current one? Tried to illustrate how I thought with the picture below.

Since no one has answered, I'm wondering if anyone at least knows approximately how much it costs to convert the garage into living space if you do everything yourself?
15,000kr/sqm
