Complete renovation - How much can it cost?
Well, if @Pligg85 claims that Billdal is a ghetto, I wonder what they consider a nice/upper-class area.P Pickadollen said:
That's kind of what I'm getting at, for ts, maybe the area is what's important. Thus, a nicer area close to the city and the sea.P Pickadollen said:
They probably would have chosen to buy 10 hectares and build their own house without direct neighbors in Billdal. But since they don't have that option, a renovation project is the next best thing.
I did the same thing myself once. I knew which area I wanted to live in but quickly realized it wasn't on the cards to move there, but then someone sold a total wreck in the area that I bought cheaply and renovated.
I don't think anything is listed for less than 10 million, but I haven't checked now. But there are definitely listings for 20 million as well.Jonatan79 said:
Most smaller villas in poor condition have been selling like hotcakes because people buy them for the land and demolish and rebuild.
Just wanted to add that there is a chance that much of the wet room mat and some floors may be glued with svartlim. (Prohibited in 1976) then specialists and spacesuits are required immediately. And disposal of the waste.
Keep this in mind when budgeting and during construction time as no regular craftsman will touch the surfaces before it is completely remediated.

but you can do it yourself, it's up to you to choose how you want to decontaminate. a mask and suit don't cost many kronor.K Kristmansson said:Just wanted to add that there is a chance that much of the wet room mat and certain floors could be glued with svartlim. Consider that in the budget and during construction time as no regular craftsman will touch the surfaces before it's fully decontaminated.
You're completely green, lacking any experience in construction, not mentioning what you want in the end, and having no idea what things cost.
BUT, you're completely sure that EVERYTHING should be torn out... why???
First and foremost, decide how it should look when it's finished, including which surface materials. After that, you can go through what has to go and what can be kept. Then you can also discuss whether everything has to be done at once. Then, you need to assess whether the electrical and plumbing systems should be kept, renovated, or completely replaced.
Renovating a house of 120m2 costs almost exactly as much as a piece of string is long. It naturally depends.
But as mentioned, 2.5 million is probably a reasonable guess for normal surface materials, provided no major problems appear otherwise.

Then you can find further in the link what is required to handle asbestos, i.e., mask and suit.
Yes, regarding residential row houses, it has nothing at all to do with "nicer" or "upper class."A Aunty said:
The object is in the condition that measured residences tend to be, and it is small and cramped. The photos don't exactly scream status...
I can only speak for myself, but the nicer upper class, I associate with "gräddhyllor" with detached villas 200+ sqm and garages. Large property and nice views.
Then, if there's a townhouse on the outskirts with the same postal code, it doesn't automatically share the same status.
In this case, they don't even have a gable; it's an interior wall that the neighbor uses to hang a TV on.
This has happened when the lower class has been able to borrow their way to a higher position in society for a few years.
Able to borrow 5,000,000 SEK for under 4,000kr a month. The woman can be on parental leave, and the man works as an assembler at Volvo and manages just fine. Have a new car on lease as well.
When the kitchen needs renovating, they just call a handyman and head over to the padel court themselves.
Completely set on the belief that the property will increase by a few million shortly.
Then comes the day when interest rates quadruple, Volvo issues layoffs, and the property's value decreases by several years' salaries. Then it will be important to get a good price for their padel racket on Blocket.
