Complete renovation - How much can it cost?
Hello!
My partner and I are going to a viewing of a renovation project.
https://www.bjurfors.se/sv/tillsalu/vastra-gotaland/goteborg/billdal-skintebo/sosbacken-39/
Total 118 sqm (4 bedrooms, kitchen, 2 bathrooms, living room, laundry room, hall, etc.)
We want to completely renovate everything. Everything needs to be gutted and replaced with new.
The problem is that we are completely new to this, and we would like to find out how much this would cost.
Understand that you need to have construction firms visit to get an exact price.
But what do you think such a renovation would cost?

type
Facade repainting + repairs 100,000
Roof renovation 140,000
Large bathroom (shower), 250,000
Small bathroom (toilet), 150,000
Laundry room 150,000
Kitchen 250,000
Other rooms, clearing, filling, painting, 200,000

Hehe became like 1.4
.. thought 1.4-1.6 depending on materials etc. and how much you do yourself.

If you tear down the kitchen, bathroom, etc., yourself, you can save a bit.
Just hire an electrician and plumbing to plug first.
The condition of the roof looked pretty good at the neighbors at least, were they all done at the same time maybe?
But 1 million and upwards is not entirely impossible. Material costs have increased a lot in the past year.
Tip, Hiring craftsmen is a bit like buying a car, you get what you pay for. Take references.

What do you mean by total renovation? The house is from -75. Are the sill plates pressure-treated? If so, these should be replaced. Double-glazed windows are not ideal in these times of energy scarcity, just like direct electric heating. So windows, heating, and ventilation might also need to be replaced? Is the sewer pipe made of the infamous eggshell plastic used in the '70s?
Quite a few things I would want done before starting on surface finishes. Priority in renovation should be tightness and function. So what do you consider to be a total renovation? For me, being picky about functionality, it would likely need to be around 2-2.5 million SEK for me to be satisfied.

if you're already considering spending 4-5 million on a row house and then "completely renovating" it for about 1.5-2 million. Have you thought about building new?E Edvin Berggren said:Hello!

The problem is that we're complete beginners at this, and we would like to find out how much this would cost.
I understand that we need to get construction companies for home visits to get an exact price.

Are we talking about a complete renovation under contract where the whole house is to be gutted? Then I would consider building a new house instead.
4 MSEK is not unrealistic, and depending on what is found when you demolish, it might become 5...

Re-routed electricity and water plus heating and radiators, kitchen and bathroom, 6 new windows, 2 doors, drainage and all surfaces. Cost 1.1-1.2 million in 2019. I outsourced electricity, water, and the waterproofing. The rest was done by myself.

We want to completely renovate everything. Everything should be stripped out and replaced with new.

but you're going to keep the parquet floor with the Dutch pattern, right? It's super expensive and really nice. The stair railing and a lot of other things can look good with a bit of new paint/wallpaper. Why buy the house if you're going to strip out everything?
Do you prefer to live in a townhouse or a villa? But the truth is, I don't know the prices of plots around. However, I know what can be found under a "beautiful dress" and in the case of this project it may turn out that the total cost of the renovation outsourced will be higher than the cost of purchase! The same kitchen equipment made in IKEA in a better standard with cast tops can cost 200K.A Aunty said:
