Bedroom under balcony

Hello!
We are going to look at a house where the bedroom ceiling is damp in one spot and suspect that the roof under the balcony is bad. How should the roof underneath be? Is it possible to bring in a sheet metal worker to lay a metal roof or what is best? What would it cost to replace the roof and do it right?

Take some pictures both outside and inside, so one can get an idea.

Hi! We have not been to see the house yet, hence the vague description . Thought if someone had a general idea . Only gone through the inspection report .
