Hello! I need help understanding the risks in this inspection of a villa.

Our plan was to completely renovate, live there for a while, and when our dream plot comes along, build a new house in a few years, and maybe make a little profit anyway. And this property is really located in a nice area. I know it was for sale not so long ago but now the house is back.

What the description from the realtor says is that there is water damage in the kitchen/bathroom/hall for which the buyer receives 120,000 SEK compensation from the insurance company.
That is perhaps one of the most important aspects I need answers to, is it a reasonable amount and how troublesome can it be?

Can the garage also be a big risk?

The idea is that we should do as much as possible ourselves, I have quite a lot of time to spend in my free time and think it's fun to have something to tinker with.

I guess the garage is uninsulated. Then there can't really be any hidden damages. So there's no risk. But it's probably time to do something about the surface layer. The damages in the house are much harder to assess the extent of. A lot of the cost for that type of damage is labor. So if you plan on doing much of the work yourself, it will likely be much cheaper to fix. I guess a house in that condition scares many buyers. So it might turn out to be a good deal.
 
The roof construction is not the most exciting, probably should consider replacing the masonite in the underroof with cloth or råspont. The garage roof will probably need redoing, but that's just minor costs around 15,000:-
Most of the surfaces seem to be relatively new, so there shouldn't be much painted over and hidden there.
 
Daniel 109: Yes no, it's probably uninsulated, so you should be able to see if it looks completely rotten..

Stefan N: No, I think maybe it's about tearing away all the old stuff and laying down sheathing and tar paper for safety? or if you lay a membrane.. I'm not super skilled at that.. It should be good but maybe unnecessary to waste money on the most expensive best solutions.

It doesn't mention either the cause or the extent. Then it's impossible to guess what measures are needed and what it might cost.
Do you know what the moisture damage is due to? Is it coming from the slab or a water leak from some pipe or what could it be?
 
Lars48: Nah I don't know, but it feels like something has leaked in the kitchen, I'll need to talk to the realtor, the insurance company has already decided what the compensation will be so maybe they know more... one can only hope. Or maybe they'll just throw out some money and then they don't have to care anymore.
 
Hello again, I have now read the report on the water damage..

It seems like a pipe in the kitchen was leaking, but it doesn't seem to leak when they run the water, there's no moisture indication where it leaked, but there are large microbiological growths present.

They measure elevated moisture levels on the floor in the kitchen, as well as the floor in the hallway (which is adjacent to the kitchen) and in the bathroom on the floor against the wall where the kitchen leak is.

How dangerous are these microbiological growths they are talking about? How much damage do you think there could be to the house's walls and floors?

Is 120,000 kr a reasonable compensation? What is a worst-case scenario?

You should probably remove the floors in the areas where you have indicated moisture and check if more needs to be replaced. So at least new surfaces in those rooms. This likely means you need new surfaces in the entire bathroom. The underlying work is likely not that expensive, but it requires quite a bit of work.
 
It says chipboard flooring somewhere, could that mean much more work/possibly greater damage?

I assume it means the floor is mounted on battens and there are chipboards that the floor is then laid on?
 
Going to the preview on Thursday, do you have any good tips on places I should pay extra attention to? :geek:
