Hello, I have just completed my first home purchase and want to do some remodeling. I want to open up the kitchen, but to do that I need to tear down two walls. I have attached the architectural drawings below. How do I know if the wall between the kitchen and the bedroom is load-bearing?

The question concerns the apartment at the top right on floor 2, i.e., apartment number 1102.

You only have the drawings from the renovation - it's the construction drawings that are needed. But it's hard to believe that the wall between the kitchen and bedroom, or the other interior walls around the bedroom, are load-bearing. But start by asking the board what they require. If they know that the wall is not load-bearing, you might get the answer that no permission from them is needed; if they don't know, they may require a professional opinion.

A completely different matter: I would guess that you lower the apartment's value if you remove the bedroom. It's your decision, but it might be good to ensure it can be restored without too much cost - at least if you don't plan to live there for many years.

Okay, thanks for the reply! I have written to the board but haven't received a response yet. Hopefully, they know if the wall is load-bearing.

In any case, my plan is to tear down both bedroom walls and put up a new wall further to the right, so I'm basically just relocating the bedroom. The idea is to create a more open floor plan by combining the kitchen and living room. I'm also planning to refresh the kitchen with a new countertop and new cabinets, hoping that the value increases rather than decreases. :)
