What is it really like? Timber around a chimney!

Let's clarify this until the next time new rules and guidelines come!

In the attic of the house I am renovating, it has been completely unrenovated, starting from scratch.

The chimney is the core of this house and there will be a hallway "around" it, I can say right away that it is not possible to have it exposed due to the ceiling. How close can I go with timber?

It becomes problematic with steel studs as there is not much to screw them into and they are quite flimsy if they are poorly anchored.

There should be a distance of 100mm from the chimney to the load-bearing studs. Paneling and trim can be closer, but it's practical to leave a gap of a few mm in case the chimney moves slightly in relation to the house.
