I don't want to say too much when I don't know how the plot and surroundings look, but there is always a conflict between a good garden space and a good terrace on top. Also, I think that 36 sqm is unnecessarily large for a terrace.

However, the railing is set in ~2m from each side to be covered by the gable. So the actual terrace area is just under 25sqm, and even less when various waste areas are subtracted...

If you equip the extension with a hipped low-slope shed roof that you cover with metal sheeting, you can build a balcony on top of the metal. You can have a small internal staircase to reach the balcony. You avoid many problems, it becomes cheaper, and the view is at least as good. Just an idea...

But doesn't a hip roof with seam covering add much more height?
 
I’ll see if I can find time to make a sketch later today. I’m thinking of a traditional veranda roof. Since the plan isn’t square, it may have to have slightly different roof pitches.
