Replacement of pressure-treated sills
We are potential buyers of a villa built in the 70s, which according to the inspector requires a sill replacement around the entire house. The quote is for 44 meters and a total cost of 100,000 SEK. The owner will cover the costs or alternatively offer a price reduction on the house.
But the question is whether to proceed with the purchase? What if more faults are revealed?
The pressure-treated wood isn't very damp but still has an odor.

All houses always display new ones gradually, regardless of when they are built.
If the syllarna is the only thing the inspector pointed out, I would have bought the house. Of course, it should be fixed before you move in. Feel free to be there and check while the work is being done.

Had a similar situation with our house. We negotiated the price down and changed (from the outside) during the first week we lived in the house, or rather, a company did the change for us
Syll replacement on a 70s house is standard procedure nowadays and takes just a few days to replace from the outside unless there are unusual extensions or similar.
For us (brick at the bottom), 40 m took about a week...
All houses can have faults; there are never any guarantees. Inspections are done to get an idea of what they might be, and then you're still prepared for other issues

If they're going to replace around the entire house, then I see no problem. However, if they were only going to replace certain parts, I would have skipped it.

I assume (will check it to be sure) that the replacement should be done all around. The quote they received is for 44 meters of sill replacement at a cost of 100,000. A meter price of approximately 2300kr. Both the outside and inside need to be opened.
Okay, here's the situation.
The house was built on a crawl space in 1976. In 2003, an extension was added (a large connected garage) and this stands on a concrete slab. The quote is for sill replacement on what stands on the crawl space, however, it is unclear if it also applies to the part that is towards the garage. I will, however, check into that further.

Haven't found many companies that work with this. Anyone have any tips?
