We just attended a viewing of a house from the 20s that needs renovation. We are prepared for hard work and a lot of effort but also see great potential in this house. The question, however, is how big the project really is.
Unfortunately, the real estate agent couldn't say much about what has been done previously, but likely not much has been done in the last 30 years at least.
I have compiled a very amateur protocol of the potential faults and deficiencies we could find during the viewing (attached document).
Now we wonder if there is any knowledgeable and kind soul out there who would be willing to take a look at this and get back to us with comments!

Why not hire an inspector?
You need to redo everything, foundation, walls, ceiling, drainage, etc.
The roof first, then when you do the drainage, fix the sewage at the same time since you're already digging.
Spontaneously, this feels like an incredible amount of work; what does the house cost, and what is your renovation budget?

Count, just as Andy78 says, on fixing everything. However, not everything needs to be done at once. Start with the "mössan" and take the rest in the order that the house and convenience require... Expect at least 5 years of renovation if you aren't made of money and don't contract everything out. It can turn out really nice!
Of course, we will bring in an inspector if we get that far in the process.
The house's asking price is about a million under the villas in the same area but with significantly more to do. Our plan is to do a lot ourselves, and we have good contacts in both electrical and plumbing.
Please elaborate on what you mean by walls, roof, sewage, and foundation needing to be redone?
If there's nothing wrong with the roofs, they shouldn't have to be redone; maybe just renovating the roof will suffice? For me, there's a difference between redoing and renovating?
