Hello. We are considering an impossible project, or is it not...??.
A farm with about 10 hectares of pasture land.
Two large old barns, one of which needs a tin roof, or should be demolished. The other just needs to be cleared of scrap.
The main house....Tasks:
Estimated about 300 sqm on two floors plus an attic built with timber logs.
The timber logs were at some point covered with exterior plaster, then (possibly in the 50s) clad with metal. So now all the exterior walls are metal-clad.
Necessary activities:
1) Clean out all scrap, and there is a lot in all areas. 3-4 containers needed. Possibly more.
2) Remove all exterior metal, replace all windows, 12 - 15 windows, add external wall insulation before cladding with new vertical boards in true Hälsinge style.
3) Tear out about 100 sqm of interior floors to lay new fine wood flooring.
4) Tear out about 100 sqm of interior ceiling to lay new wood ceiling.
5) Replace all electrical wiring.
6) 1 New bathroom
7) Install geothermal heating
8) New gutters
etc
An impossible task, or not??
What kind of budget should we plan for if we hire out all the work? I know it’s impossible, but if anyone has done some of the above work packages, please let me know, or give me an idea of the kind of money we're talking about.
Why are we doing this? Well, it's our family farm that we want to refurbish and live in.
Espen.

I'm just estimating, but these are some guidelines, and if anyone wants to change, that's great.
1) A container costs around 1000 kr/ton for mixed waste, and if you need 4, it's about 25 tons.
Work time 4*8* 300-350=10000+25000 =35000
2) 15 windows should cost 150,000 with installation and removal. Removing sheet metal is quick, but you need another container, so maybe 20,000 more for that.
If you were to replaster with additional insulation, you would pay 1400-2000 kr/m2, so I imagine it's similar with wood. And if the house is 300 m2 inside, the facade is closer to 400 m2 =~ 700,000 + 15,000 + 20,000= ~ 900,000
3) Material 60,000 work maybe 15,000
4) Material 45,000 work 15,000
5) Maybe closer to 200,000, easier though when everything is down
6) About 100,000 for a new bathroom with furniture if you have to change pipes etc.
7) 100,000 for the machine and if the floors are going up anyway, then you can lay new pipes and install underfloor heating, so maybe 100,000 more.
8) Maybe 30,000.
So I would estimate around 1.6 million without hidden surprises. I'm not a professional at this, so this is just my guess, but I have done what you're planning to do plus walls and a new kitchen and roof for 600, though I only have 91 m2 and I've done everything myself.

Pure sheet metal shouldn't cost anything to get rid of. Länsförsäkringar sent out an advertisement to farms saying that they would arrange for the pickup of scrap for free if it was in a pile and weighed more than 1 ton in total.
There are also people who make a living by picking up scrap, no receipts of course, but you get rid of it.
