Just signed our purchase contract for the house now. Naturally, the question arose, plaster or wood paneling. Plaster looks nicer and is maintenance-free for a long time, but it's a bit fragile if they plaster on foam insulation.

Prices we've received, also checked with external masons

1000:-/sqm and they DO NOT exclude windows.

Our facade area will be about 280sqm on a 212sqm house. It sounds like a lot with 280,000 to get plaster. The facade we can deduct is 50,000:- after adding for necessary sheet metal work if plastering (the windows).

Living in Sthlm, but it seems impossible to get below 1000:-/sqm.. 230,000:- extra to get a plaster facade is a bit too much for us, but of course, we'd like to have it, just not for such expensive money.

For a northerner, it sounds a bit strange that you think plaster looks nicer, okay maybe it's less maintenance.
Up here, we cover all 50s plastered log houses with nice vertical wood paneling with rib, topped with Falu red.
The house comes to life again, Hallelujah !!!

Which house have you bought? There are so many beautiful variations of wooden facades.

Well, as mentioned, it's a matter of taste. But when it comes to painting, there's a bit more work with a wood facade, every 7 years and painting might not be appealing.

Otherwise, the lockläckt panel (the strip variant) is what's applicable.

It's a Trivselhus at 212 sqm.

Yes, yes, maybe you don't always cheer when painting, and it's strange how quickly 7 years have passed.

But if you calculate like this:
As I understood, it would cost you 200,000 kr more with a plastered facade.
How many times do you need to repaint the house, how many hours does it take, subtract the cost of paint, and divide by 200,000 kr.

I guess you have a really good hourly wage that isn't taxed.
Think about that when painting, maybe you can buy a trip to some warmer country (We currently have -22 in Skellefteå) every painting year, with your hourly wage. ;)

Painting every 7 years? I wonder if the new environmentally friendly outdoor paints can withstand the environment they are so environmentally friendly towards for that long!!! In that case, the northern Swedish system with Faluröd is actually preferable - it doesn't build up a thick layer of paint and is cheap to manufacture. I myself lived in an alkyd oil-painted house and eventually got tired of going around with a brush every summer because there was always something to touch up.

Beware of various "plastic" additives in the paint when you're painting on plaster! They impair the moisture migration outwards, which should ideally be unhindered! The good advice regarding plaster paint I read on Danish sites - they know what they're talking about. Personally, I find plastered to be stylish and practical (moved to live in a plastered brick house)

And it is relatively common to repaint wooden houses every 7 years.
 
1000 SEK/sqm is a completely okay price. The reason for not deducting the windows is that it takes some time with reveals/covering etc., even though no plastering mortar goes there.

There is a very low material cost when plastering a facade... most of it is labor.

I still think it's damn expensive, 300,000 to get plaster on a house is insanely expensive when it takes them 2 weeks to do it.
 
Then you have two choices:

Do it yourself.
Do it svart.
Don't do it at all.

Eliminate one of the options of your choice.

Do you mean it costs 1000:- /m2 ?? Wow....
I intend to build with siporex which will then be spray plastered... no foam plastic or anything like that ... Anyone know what it might cost ??
 
On the domes of our house, we have ordered from the supplier MASTERFACADE.

It is a panel that can be plastered directly on or painted with plaster paint.

It is made of a concrete mix, heavy and hard as concrete.

We will plaster or paint it ourselves in the summer ;D
