Hey, I'm considering buying a ready-made sunroom from Willab Garden for a one-story house with a basement. Since I'm doing this job alone and I've never set up a sunroom by myself or built a deck (I could probably handle the deck myself if I had another person to help), I thought I would hire a craftsman to do the job, including the decking. A carpenter wants 50,000 after ROT to build a deck and set up the sunroom, estimating 1-2 weeks of work with 1-2 carpenters working on it.
Included in the job price are:
* Erection of the sunroom, approximately 25 sqm, with a lean-to roof (channel plate roof) purchased from Willab Garden
* Cladding of a brick wall with white-painted interior panels around windows and patio door with molding, approximately 5 sqm in the sunroom.
* Installing a snow guard above the sunroom, 6 meters
* Digging down plinths or cement slabs depending on height
* Framing and laying new decking, 50 sqm with one step on one side and one step inside the sunroom from the living room.
NOT INCLUDED IN THE PRICE:
* Excavation or removal of debris
* Sunroom
* Material cost for decking, interior panel, plinths, snow guard 23,000 SEK
Total sum:
Labor cost, including mileage 50,700 SEK
Material cost 23,000 SEK
Total approximately 73,700 for a craftsman, including material, with the sunroom costing around 74,000 SEK from Willab Garden, Total approximately 150,000 SEK after ROT excluding excavation, electricity, and lighting.
However, I received an offer for a site-built sunroom with the same conditions, but it includes some electrical connections and lighting for 196,000 SEK, including the sunroom excluding excavation.
An unknown craftsman, never heard of him before (saw it on Facebook), would do it with the same conditions but I would purchase the material myself, and the sunroom from Willab Garden: Labor cost approximately 35,000 SEK, but he handles excavation and electrical connections.
The sunroom costs about 74,000 SEK, but I haven't calculated the material cost beyond that.
Three different offers with three different prices, and the offers don't have the same conditions either... all craftsmen say different things, one says that ordering from Willab Garden is not possible in your case as it won't fit under the rafters, better to build it on-site...
Another says it will fit, but you would have to lower the floor for it to fit under the rafters (The step from the patio door to the deck would be about 10 cm higher), better to buy a ready-made sunroom and it will be cheaper...
Feels like everyone wants to make money off my lack of knowledge because I'm not a carpenter (If I had the knowledge, I would have done it myself + if I had two people). When you get quotes, you trust that they do it as economically as possible for the customer, though it also feels like they want to make it even better for their own wallet, all craftsmen have received the same basis to build this sunroom...
I have the financial means, but I don't want to empty the piggy bank... what would you choose??

No. 2. Site-built sunroom including electricity and lighting for 196,000 SEK excluding excavation (empty the piggy bank)
No. 3. Unknown craftsman where you provide the materials yourself, but he does all the work including excavation and electricity for 35,000 SEK (Don't know the total cost)
No. 4. Get yet another quote? But then it won't be finished by spring + an angry wife, but maybe it would have been cheaper?
But if you have other ideas or suggestions, they are appreciated.

I would have definitely been cautious of option 3... always something fishy with a craftsman who's ready to do everything (even things that require special authorization).
I think both 1 and 2 sound reasonable, here it's up to you how important the aesthetics are... 2 will most likely be the prettiest, but the question is if it's worth an extra 50k?

I would also have been cautious about number 3. I would have chosen number 2 if I trusted that the snickare was good, really knew his stuff and perhaps had references in the surrounding area. And of course, if I felt that I could spare the extra money. Otherwise, definitely number 1.
Do you need a building permit for the conservatory? Does it include any of the options that they take care of it or who is supposed to do it?
What will the excavation cost according to those who have given suggestions?
Is electrical wiring needed now or can it be done later by a "pure" electrician?

Hello, building permits are not included in any of the options, I have to cover that myself, the actual excavation involves removing about 10 cm of topsoil, and it's approximately 25 sqm. All contractors want extra for that, my idea is to reduce the cost a bit, I have until May to dig, electricity could technically be done afterwards, but it's nicer and easier to do it in conjunction with the installation.
I think if you're going to deal with building permits, you still need to check the measurements of the sunroom first so that you have enough height, for example. You can dig away the soil by hand, yes. Just need to have somewhere to put it. Then you might also need to dig holes for the posts. That can also be done yourself. I used a Skurupsborr, a good investment.

If you need to apply for a building permit, drawings and possibly construction calculations are required. A carpenter normally does not have the competence for that. If you buy from Willabgarden, you get correct drawing documentation. The alternative is to hire an architect and then contract the job as a small construction project according to all the rules of the art.
