Hello!
We have a 1½-story house from '73 in mexitegel, with a standard balcony with a patio underneath. We are now planning to enclose the balcony to increase the size of the room inside. We are wondering if there is anyone here who has experience with similar building projects?

Isn't there anyone who has done this? We are also considering doing it and have a similar house, though not in mexitegel but regular brick (1½ story with paneling on the upper floor and brick on the lower floor). We are considering moving the exterior wall on the lower floor as well so that the whole house becomes larger. I assume a building permit is required, but that's probably the easy part... how do you do it in the best way after that?
 
Is it a concrete balcony or wood? I would guess that either way, you need to tear down the balcony and porch, create a proper foundation (slab on ground?). Then build the new room and finish with a concrete roof (vault), alternatively a wooden roof with double-folded sheet metal and decking.

I suggest starting by contacting an architect to make a proposal. It could be beneficial to find someone who works a lot in your municipality and thus has good contacts with the building committee.
