Hello!
This seems to be a nice forum, I’m not sure if I'm writing in the right group though, but I'll give it a try.
My girlfriend and I have just bought a nice apartment here in Stockholm, and the layout is a bit challenging but very charming.
You can see it at www.fabfast.se -> "Homes for sale" Then it’s the third one from the top "Södermalm 1.5 rooms"
We have been discussing various ways to put in a wall and have concluded that the best would probably be to split the large living room in two, and create some form of opening in the concrete wall between the kitchen and the intended new room.
Here’s the thing though. I know the real estate agent said it's load-bearing, and I have very little experience with such things. I previously had the impression that you couldn’t do anything at all with load-bearing walls, but after reading a bit online, it seems possible. However, it requires a building permit and some form of building professional to come and look at it, etc.
So my question is really, how is this done most easily, who do you talk to, what should you consider, etc.? All we want is simply an opening, it doesn't need to be super wide, just enough to use it as a passage.
I am incredibly grateful for all responses!
Best regards, Lars Olsson

There's a big difference between tinkering with load-bearing parts in a single-story property and a high-rise. Start by talking to the board and see what they say. Such a serious intervention definitely requires the board's approval, and they have the right to refuse. If they are on board, they will likely also set requirements for what documentation they want you to provide before they finally say OK.snabelars said:
