I am in the process of buying a house and the transfer inspection revealed a problem with a load-bearing wall that has been partially removed. The total length of the wall is about 3.5 meters. Previously, there was a regular door in the wall, but someone has replaced this with an opening of about 2.5 meters. Since the wall is load-bearing, this has resulted in the cornice bending down (or arching) 2-3 cm in the middle.

The inspector recommends something like "pushing up" the ceiling with a jack and then inserting a sufficiently strong beam of some kind. Since you can also see the "settlement" on the exterior roof (roof tiles), he suggested that parts of the exterior roof would likely need to be removed as well during the work.

This will likely affect some of the interior as well. My basic question is what a project of this type might cost to fix. And by that, I mean total; interior, exterior, finishing touches. Everything, basically. I have no idea where to turn to get a reasonable cost estimate. Are we talking 50, 100, or 200 thousand SEK?

Here is a link to another thread discussing a similar case (however, without damage to the outer roof).

Also, check the thread that is linked in the first post to get the background information in that case.

If no one here in the forum can provide good price estimates, you may need to contact a contractor for a quote.

Good luck!

Spontaneously, in my opinion, the house's value significantly decreases with such issues that need to be addressed. I think 200,000 is a low estimate. Who knows what might come up? Alternatively, demand that the seller rectifies it before the sale?
