Hello

Received this quote from NYAB for a small office room to be placed in the corner of the space, basic basic 2 walls and a door in the corner with 2 glass sections with insight on both walls, and the windows would be covered inside (not built away). I think it sounds very expensive for a room that is barely 5m², 94500 without the 2 electrical outlets we wanted. Concrete floor & ceiling with an iron beam running along the wall at the top against the outer wall above the windows.

Floor plan of a small office room with two walls, a door in the corner, glass partitions, a desk, and two chairs. The space is outlined in red and black.
Includes

- Installation of interior walls according to the attached drawing

- 1 solid interior door with fittings.

- 2 glass sections W: 1000mm H: 1100mm

- Painting of office walls and ceiling in the office.

- Lighting, 2 LED fixtures.

- Ventilation with supply air terminal, this is drawn from existing duct.

- Adaptation and replacement of existing radiators for new office walls.

Conditions/reservations

- The work area is expected to be clear at the start of construction.

- Electrical outlets in the office are not included.

- Adjustment of ventilation is not included.

- New interior walls end against windows with wood trim (windows are not built in).

Nah, it could have been more impressive. Massive door and two different glass sections including installation and assembly of the remaining walls etc etc etc.

Compare with my recently installed slanted ceiling wall including the absolutely cheapest sliding door with a small triangle window and with 4 days of work for 25' including ROT.

In this case, apparently ROT does not apply. I would say the quote is reasonable.

Window 130x140cm Alu 4300:-each
Solid door 2.5-4k (guaranteed something cheaper they took since it is not specified)
about 90m beam 45x45? 14/m 1260:-
OSB boards 12 sheets 4428:-
Gypsum 30m2 2400:-
Ventilation, 2500-4500~
Electric fixtures etc. about 7500~
Paint 3000?
miscellaneous: 3500~

30000-35000 Materials
55000 for 4 days of work?
And then they surely have cheaper materials than what I find in a quick Google search.

I know I have estimated quite generously when I have counted, but I could be completely off the mark, but I think it sounds insanely expensive considering how "simple" the work is?
