I'm going to start a complete renovation of the downstairs which I've completely gutted.

I'm a bit unsure about the order of things. My plan is as follows:

1. Fix the ceilings, paint, etc.

2. Sand/lacquer the floors. If I do it before framing, I avoid issues with edges, I think...

3. Frame the walls (install electrical), board, paint/wallpaper

What makes me most unsure is when to do the floor. It is neatest and easiest if you can sand without having to use an edge sander. However, it feels a bit uneasy to work on a newly sanded floor with a protective paper as a shield when going about boarding... so maybe it's best to wait with the sanding until the walls are boarded... ??
 
Yes, the small distance to the wall that you leave unsanded, you cover with trim.
 
I have sanded floors a few times and you don't get 1cm away from the wall with the big machine. You have to use an edge sander. Of the entire 5 floors I've sanded in my day, I've never been completely satisfied with just the edges, you can see that two machines have been used... details perhaps but...
 
Sure, if you can't stand that it shows you've changed tools, then do as you initially thought so you get as far out as possible.
