First time using a constructor, a few questions
Hello,
This is the first time I'm hiring a designer for a "minor" change in my apartment BRF. This is because the housing cooperative requires it, and of course, to ensure things are done correctly.
What I'm doing is making an opening in a non-load-bearing wall and moving an opening in a "semi-load-bearing" wall.
Some questions regarding this:
1. I'm hiring a designer who is independent of the contractor; is this good/bad/should it be avoided?
2. Should I expect the designer to provide any form of guarantees? Are they responsible in any way?
3. Any documentation I should ensure is included/created?
4. The price is 10,000 SEK plus VAT, is this normal?
Completely new to this, so I'm seeking help from this fantastic forum
Best regards

Make sure to hire someone from a larger, stable agency. If your BRF "points" to someone, that might be a good choice, as you'll avoid any potential dialogue. Naturally, the engineer should perform structural calculations, produce drawings, and provide documentation for the person who will perform the work. Naturally, there should be guarantees and insurance. That's a large part of what you're paying for. The price doesn't sound unreasonable to me.
