An old roof leak that occurred before we bought the house. Almost flat asphalt garage roof above. The "new" roof has been there for a few years, the timber is dry, a few isolated areas are somewhat tinder-like. It doesn't smell of anything special.
Is this a hidden defect?
Just kidding, of course, this is part of our duty to inspect, so we are not surprised except that the damaged area is smaller than we thought.
Of course, it never hurts to replace, but as long as the timber has no structural bearing function and you know it will remain dry in the future, I don't see any major risks in keeping it. It's true that pests like rotten wood, but it must also become moist for them to arrive. If it's protected, the problem is therefore minor.
