Hello! I have just been to inspect (Anticimex) a house that we are very fond of buying. The house is from '76 and it's a concrete slab with studs. The inspector drilled and found that the studs were not pressure-treated, which was good. According to the drawings from '76, there is some type of stud insulation, but he couldn't see what type of insulation it was, and he also measured the moisture in the studs. The lowest was 10.2% and the highest value was on one gable side at 14.4%.

My question is if there hasn't been any rot or smell for 30 years, how likely is it to occur now within the next 10 years???

The other question I have is should one be afraid of "some superficial mold growth" on the masonite boards in the attic??

The inspector said that 90% of all attics have some type of mold in the attic and that this is due to somewhat poor ventilation and that the attic hatch wasn't tight enough.

My last question is how do you get rid of "creaking" from the stairs? Is there a way to reinforce the steps from underneath???

If you don't make any major changes to the house, you probably don't need to worry about it suddenly starting to rot or mold. But all changes affect the house:
- New tight windows
- New ventilation
- New heat source
etc.

Has it been 30 years what should happen?

Creaking often occurs because the boards/treads are not lying flush against the substrate.
Screw, glue, wedges?
