Total renovation of a cooperative apartment
Hey!
I'm currently bidding on a 48 sqm condominium that needs a complete renovation. However, it's mostly cosmetic (no water damage or anything). It used to be a commercial space and has now been converted into an apartment. Since I have no experience with a renovation of this scale, I'm not really sure what it might cost. I'll be doing most of it myself.
This is what I'll be doing myself:
Renovating all the walls. 60% of the apartment is an old basement and the walls are broken concrete. The same goes for the ceiling.
Buying and installing a kitchen. I was thinking of finding something around 2.5 x 4 meters, so quite small. Let's say in the 30,000 SEK class.
Laying flooring throughout the entire apartment. I was thinking of some nice click-lock hardwood flooring.
Lowering the ceiling in 70% of the apartment and installing downlights.
Various carpentry work (building a new floor, among other things).
This will be done by professionals:
Plumber: Installing a drain to the intended place for the kitchen (only about 1 meter from the bathroom drain. It's on the other side of the wall).
Electrician: Installing new wiring. The risers have been replaced, but not inside the apartment.
Tiler: Re-tiling the small bathroom of about 2.5 sqm (which I will have already demolished and cleaned out). It should be pebble stone.
So the question is: Can someone give me an idea of what this might cost? I've estimated about 200,000 SEK including everything. Too little? Could 300,000 be closer to reality?

Since you plan to do the majority of the work yourself, it largely becomes a question of material cost. With "standard materials," smart purchases, and the "right" price for the jobs you outsource, you can probably get a bit under 200. However, it’s no problem to go over 300 if you go overboard with material choices and equipment ;Dkross said:
A bit OT perhaps, but you have made sure that the premises are now officially changed to a residential space, right? It can cause a lot of problems otherwise..
As for the cost of the work you have in mind, always aim higher. There is always a tendency for unforeseen issues to come up along the way.
