Recently discovered that the glulam beam supporting the rafters at the bay window is slightly bending downward on our house. The previous owner extended the bay window in 2008, so I assume they messed up and built it with a beam that's too weak. At least that's how it looks because over about 2 meters, the ceiling goes down about 2 cm toward the middle of the bay window before rising again.
The interior walls seem to have held up in the house, as the level is even around the bay window, so I assume it's just the ceiling that's sagged a bit. The ceiling indeed appears to have taken a slight hit, as you can see that it bulges a bit.
The house was inspected before the purchase almost 2 years ago, and nothing was noted there.
One immediately starts considering the possibility of a hidden defect. Otherwise, there are only small hairline cracks here and there around the moldings and above doors in the house, which I haven't reacted to since after all it’s been a few years since everything was repainted. No doors or windows are misaligned.
How concerned should one be? I obviously plan to get an expert to look at it as soon as possible but would like some feedback as I'm mostly worried about this now. I was considering calling the insurance company since it could just as easily be a case of woodworm coincidentally settling right at the bay window... Though that seems unlikely...
