New homeowner here who climbed onto the roof for the first time. I had my suspicion that it was poorly sealed where the vent pipe exits, as I've seen some stains around it where it goes down through the attic.
I might not have expected that sealing was practically nonexistent.. Not only at the vent pipe but also at the chimney and verge flashings.
There is, however, an attempt at sealing under the ridge tiles, but it has seen better days..
I think there should be profiled or expanding sealing strips made of foam or similar, much like those used for TP sheet metal. But before I look up and decide on something, I would like to hear experiences from people who might have solved similar problems to mine, what did you use and how has it worked?
The house was built in '65. Roofing felt is under the tiles, but as seen in the pictures, it's practically open under the ridge. Strangely enough, nothing is visible or smells on the small attic that exists.
Vent pipe in the foreground, some water has blown in here:
An attempt has been made to seal at the lower edge of the sheet:
Some form of older, now quite brittle plastic sealing is under the ridge tiles. I doubt it's tight:
Sealing was deemed unnecessary under the chimney metal “water flows downward..”
Lifting the metal, it looks like this:
I'm grateful for tips on how to seal the verges effectively. Under them is full of leaves and debris, but I doubt the insulating value and sealing capability of this:
